The car wash course
Learn to read a car wash before you buy one
You’ve seen what mine makes. This is how you work out what one of yours would make, before you spend a dollar on it. The difference between the wash you should buy and the one you shouldn’t isn’t visible from the road.
What actually happened at this wash
I bought it run down. The automatic bays hadn’t worked in about ten years, and the previous owners had let it go far enough that the business it was built for had mostly moved on to the competitors.
I renovated it out of cash flow, over time, which is slower and less impressive on camera than writing one big check, and is also the only reason it worked. It’s eight self-serve bays and one touchless automatic.
Every month I collect the cash, count it on camera, and put my profit and loss spreadsheet on screen. Gross, every expense line, the mortgage, and what’s left. I do it because when I was trying to figure out whether these things made money, nobody would show me theirs.

What getting it wrong costs
In August my wash cash flowed $18,839.51. The next month the same wash, same owner, came out at -$3,143.90. One line did it: capex, $18,458.23 in September, almost all of it air dryers.

I knew that purchase was coming and I paid for it out of cash flow. Buy a wash without knowing which lines can swing like that, and the first one lands on you instead. None of that is a reason not to buy a car wash. It’s the reason to know what you’re looking at before you do, because it isn’t in the seller’s package.
What you’ll be able to do
- Look at a listing and tell inside ten minutes whether it’s worth driving to.
- Pull a seller’s real revenue from sources the seller doesn’t control, instead of taking the number on the sheet.
- Build the expense side yourself, line by line, the way the ten lines on my spreadsheet break down.
- Put a number on what the wash is worth, and know why that number moves.
- Walk into a lender conversation already knowing what they’re going to ask for.
- Know what the first ninety days are going to cost you before you’re standing in them.

I understood that line before it fired. The course is how you learn to read every line on a wash before you own it.

The guarantee: there are no refunds
There are no refunds on this one. I’ve told you above exactly what’s in it, so buy it only if that’s what you want.
If you’re not sure yet, the teardown is free and it’ll tell you whether you like the way I think about this.
Who this isn’t for
If you want passive income, this isn’t it. A self-serve wash is a building full of plumbing and pumps and it will call you. If you’re not willing to show up on a Saturday with a wrench, or pay somebody who will, buy an index fund instead. If you’re looking for a system, a mastermind, or a way to do this with no money down, that’s not what this is. It’s what I did and what I’d do differently.
